March 2026 Greater Vancouver and Fraser Valley Presale Pulse

February continued to reflect a slower start to the year, with limited presale activity, elevated resale inventory, and a notable increase in rental supply across Greater Vancouver and the Fraser Valley. While townhome projects remain the primary source of new presale supply, overall activity is well below historical norms, and buyers continue to take a more measured, end-user-driven approach. At the same time, rental completions are accelerating, creating more choice for tenants and increasing competition across the market.
In this month’s Presale Pulse, Suzana Goncalves and Brittany Reimer are joined by Alan He, Director of Leasing at MLA Canada, as they unpack what February’s data is telling us across presale, resale, and rental markets. From ongoing economic uncertainty and constrained presale launches to elevated resale inventory, softening prices, and increasing rental supply, they explore how each segment of the market is evolving — and what it all signals as we move further into 2026.
